A property address, survey or even a few photographs can give the conversation a useful starting point.
Start with what’s already on paper
Whether you have an early sketch or a developed set of drawings, explain what’s settled and what you’re still working through.
It’s fine to begin with questions
You might be deciding whether to buy land, what kind of home makes sense, or whether building is the right next step.
The questions belong at the beginning.
Before the first conversation
Useful questions now make it easier to understand what you’re agreeing to later.
Start with what you already have: a property location, any plans or reference images, and a sense of what you want the home to do for you. Make a list of what you still need to understand.
Ask what an estimate includes, what is separate, and which decisions could change it. Bring any budget range you’re comfortable discussing rather than trying to arrive with a finished number.
Ask who handles planning, selections and construction; who your regular point of contact would be; and what needs to happen before work starts. Those answers should be clear before you make a commitment.
